We’re looking for a Voids Manager to take ownership of our voids service; ensuring our properties are refurbished, safe, and ready for new residents quickly, efficiently, and to the highest standards.

You’ll lead a skilled team of Contract Supervisors and Surveyors, working alongside contractors and internal partners to deliver exceptional results in a fast-paced, target-driven environment. What you’ll be doing

  • Lead, motivate, and manage a team of Contract Supervisors and Surveyors who scope, specify, and deliver void works.
  • Oversee the full end-to-end voids process, ensuring homes are refurbished and re-let within agreed timescales.
  • Manage contractor relationships, maintaining compliance with service level agreements, quality standards, and health & safety regulations.
  • Monitor budgets and control spend on void works identifying efficiencies and delivering value for money.
  • Collaborate across teams including Lettings, Housing Management, and Assets to ensure smooth handovers and minimal void periods.
  • Analyse performance data and produce regular reports on KPIs, turnaround times, and budget adherence.
  • Drive continuous improvement, identifying opportunities to enhance processes, efficiency, and customer satisfaction.
  • Support and mentor your team, ensuring they have the technical expertise, motivation, and guidance to deliver exceptional results.
  • Lead contractor meetings and hold suppliers accountable for performance and quality.
  • Challenge and support delivery partners to maintain high standards of workmanship, safety, and value.
  • Work with the Quantity Surveyor to ensure cost-effectiveness and accuracy in delivery.
  • Provide technical advice and practical solutions to colleagues and contractors to overcome on-site challenges.
  • Review and agree pricing documents and variation requests for the voids service.
  • Ensure compliance with PA Housing’s Health & Safety policies including Asbestos, Fire, Legionella, and CDM.
  • Collaborate with stakeholders across Lettings, Finance, Health & Safety, Procurement, and Repairs Services, as well as external partners including local authorities and consultants.

What we’re looking for:

  • Strong knowledge of housing maintenance, building regulations, and repair specifications.
  • Proven experience in managing voids within a housing association or similar property environment.
  • In-depth understanding of social housing management and maintenance operations.
  • Working knowledge of housing or property management systems (e.g. Northgate).
  • Expertise in health & safety regulations, including CDM and asbestos compliance.
  • Experience leading and supervising maintenance teams, managing productivity and performance.
  • Good understanding of NHF Schedule of Rates.
  • High-level technical knowledge and analytical skills in maintenance and contract management.
  • Strong budget management and financial awareness, including procurement and cost control.
  • Excellent communication and leadership skills, with the ability to engage, influence, and drive accountability.
  • Ability and confidence to work safely at height, in confined spaces, and across varied property types.
  • Qualified to minimum HNC standard, or equivalent experience in a Construction or Maintenance environment.
